Showing
your home in tip top condition during the holidays is another stress you may not
want to add to your list of shopping, decorating, charity work, pageants and
jobs. It is normal to consider withdrawing your property from the market during
this busy time. You may also think prospective buyers are going through the same
thing and you could be wasting your time preparing your property "show time".Not so! Taking your home off the market during the holidays is a mistake.
Your property will not sell if you take if off the market. You are busy, but your Realtor
will do the work.
I honestly believe that the holidays are the best time to sell a property. Here
are the reasons:
- Many people take off during the seasons
- Both spouses may be available to see the property together
- They do not have to rush back to work
- They may already know their year end bonus and be ready to make a deal
- January brings job demand and less time to research for a property.
- Many need to purchase for tax reasons by year end.
- There is little competition.
- Buyer activity may be slower, yet buyers looking are much more serious
- Many relocation companies prefer to sign a contract by Jan. 1 and be in schools by
second semester.
- Holiday time shows off a property at its best: cozy fireplaces, beautiful decorations,
hot chocolate on the stove or something cooking, sleds outside, very inviting and exactly
the motivation most buyers want to move where you are!
- Bottom line: Reduced inventory and motivated buyers!
